These clients engaged us to provide a comprehensive advisory service for their property purchase in Brisbane. While initially looking to occupy the property themselves, they wanted a property which would provide excellent returns over the longer-term. We helped them prepare a strategy which identified target areas and property types, which would both meet their immediate living needs and had the right investment fundamentals. Together, we identified the inner north-west of Brisbane, and were able to secure this renovated, dual-living property at an excellent price. These clients were looking to purchase a property to achieve growth over a 10-15 year timeframe while also providing strong cashflow in the short-term. We targeted the suburb of Bracken Ridge, which lies 15kms from the Brisbane CBD, and which is enjoying high demand, very little new supply and favourable vacancy rates and rental yields. A modern 4 Bed, 2 Bath, 2 Garage home with 2 living areas was selected and purchased for $446,000, returning $460 a week and achieving 6% capital growth within the first 6 months of the purchase.

This client was seeking an easy, low-maintenance property investment that would still generate good capital gains over the medium term. The client wanted a townhouse and was keen on the Brisbane market. Instead of trying to sell the client a new townhouse in an area well away from the CBD, we developed target suburbs within a 10km radius of the CBD and began to shortlist existing properties on the market. After a detailed process of comparison, the client purchased a 3 Bedroom 2 Bathroom townhouse in the suburb of Kedron. With our help he was able to secure $15,500 off the asking price, and was able to purchase within 8kms of the CBD for under his budget of $450,000. 

The property itself is a spacious, north-facing brick townhouse with a street frontage, large courtyard and plenty of potential to value add over time. It has achieved an 11% gross annual return per year since its construction, and is currently generating a healthy 5.26% gross rental yield, with low overheads and body corporate.

This client had developed a strategy to purchase 3 growth properties in 3 years with the help of her independent financial planner. We have been working with her to find quality properties that will achieve good growth over the next 10-15 years and generate adequate cashflow to cover most of the holding costs. The first of these properties was 50 Melinda St, which was selected after a rigorous shortlisting process conducted over both Brisbane and the Gold Coast. The property was chosen for a number of reasons.  It is in a strong location, close to many of the job centres of the Gold Coast. The market timing was excellent, buying at almost the bottom of the market, which has since grown over 10%. The property itself has a number of attractive features, including a beautiful covered deck, a renovated kitchen and a large backyard. The property is also returning a 5.7% gross rental yield, with a long-term investment performance of 12%.
